How we do it/Our Process

Contract Review & Due Diligence

Thrive will gather and review all of the existing elevator maintenance agreements that exist at each property today and will profile the key business terms, exclusions, liabilities, current equipment and more.

Contract Repository

All agreements will be compiled and stored in a shared drive including a summary of the current business terms, expiration dates, etc.

proposals from select service providers

Once completed, opportunities will be identified to renegotiate and improve current terms and/or terminate certain agreements and bring in new providers. Thrive will solicit  proposals from all viable service providers, national and regional. Thrive will coordinate site visits as needed

Negotiations

All proposals are vetted and leveraged against our database of agreements per provider and per market. 

Results & Review

Upon completion of the proposal process, all offers will be presented and Thrive will provide a comparative matrix outlining an optimal strategy across the portfolio.

Contract Review Process & Riders

Thrive has no authority to accept or reject any proposals, but rather to present all vetted proposals to you. If you elect to move forward with any proposal(s), Thrive will facilitate the agreements to ensure the associated business terms remain intact including the introduction of a Thrive-approved contract rider to ensure your best interests are served. Thrive’s Rider includes liability protections, obsolescence management, ancillary cost mitigation, avoiding ‘evergreen’ terms and more

Ongoing Advisory AND INVOICE REVIEW

Upon finalizing the respective agreements or amendments, Thrive will ensure the timing and accuracy of the negotiated benefits are recognized at each property. Thrive will continue as a resource and trusted advisor for the duration of the agreement as needed, which includes tracking savings, monitoring provider change-outs where applicable, reviewing invoices and proposals and avoiding auto-renewals.
